The Outdoors Eats Standard Epoxy
Let us be blunt: regular indoor epoxy does not belong outside. Sunlight yellows it, chalks it, and breaks it down. Rain finds every weak bond. Freeze-thaw cycles pry at the edges. A garage system carried out to the patio will look sad within two seasons. Outdoor concrete needs coatings formulated for the outdoors — UV-stable resins, flexible chemistry, and texture for wet feet.
That is a different product family: polyaspartic and aliphatic urethane systems that laugh at sunlight, with aggregate texture for slip resistance around pools and on walkways. Same seamless, easy-clean idea as indoor epoxy — engineered for weather instead of garage life.
Patios That Stop Looking Tired
Fairfax patios take a beating: summer sun, storm-driven rain, fallen leaves staining all autumn, freeze-thaw all winter. Bare concrete absorbs the stains and slowly spalls. A UV-stable coating seals the surface in your choice of color and texture — flake blends that hide the leaf stains, solid colors for a clean modern look. The patio stops aging and starts just being there, ready for the grill and the chairs.
Pool Decks and Wet Areas
Pool decks have one non-negotiable: grip when wet. Our outdoor systems build in texture as standard — not an add-on, the default. The coating also stays cooler than bare concrete underfoot and resists chlorine and salt systems. No more slippery painted deck that peels every other summer.
Walkways, Porches, and Steps
Front walkways and porches are the first thing visitors see. A coated walkway in a flake or textured finish looks intentional and stays safe in rain — a real upgrade over stained, spalling concrete. Steps get the same treatment with extra attention to the nosings, where wear concentrates.
What Outdoor Coatings Cost
Outdoor systems run higher than basic indoor epoxy — the UV-stable chemistry costs more, and exterior prep often includes more repair of weather-damaged concrete. Size, condition, and texture level set the final number. Every project is different — contact us for a free written estimate. We assess the sun exposure, drainage, and slab condition, then quote the system built for your space.
Our Process, Step by Step
- Exposure assessment. We map sun, shade, drainage, and water flow — outdoor coatings live or die on these details.
- Prep and repair. Grinding, crack repair, and spall patching. Weather-damaged concrete gets made sound first.
- UV-stable base. The color system goes down — flake, quartz, or solid — formulated for exterior exposure.
- Textured topcoat. UV-stable clear with integrated slip resistance, applied at the texture level your space needs.
- Cure and walkthrough. We verify drainage still flows right and the texture feels secure underfoot before we leave.
Seasons With a Coated Patio
Hose off the pollen in spring, sweep the leaves in fall, and the coating handles the rest. Avoid metal snow shovels — a plastic shovel or a broom protects the topcoat. The UV stability means the color you chose is the color you keep.
Outdoor Coatings Face the Sun
Standard epoxy chalks and yellows under UV. For patios, pool decks, and walkways, we use UV-stable polyaspartic or acrylic systems designed for direct sun. The color you pick is the color you keep.
Texture is safety outdoors. A smooth coating on a pool deck is a slip hazard when wet. We broadcast slip-resistant aggregate into every outdoor system and verify the texture before the final topcoat. Bare feet, wet feet, safe feet.
Northern Virginia freeze-thaw cycles punish outdoor coatings. Water gets into any crack, freezes, and expands. Our outdoor systems include flexible crack repair and proper drainage slope so water runs off instead of sitting and working its way in.
Salt matters too. Driveways and walkways get de-icer all winter. Cheap coatings soften under road salt. Our outdoor topcoats are formulated to resist chloride attack, so spring does not reveal a pitted mess.
We schedule outdoor work for dry stretches. The coating needs 24 hours without rain to cure properly, and Northern Virginia gives us plenty of windows from April through October.
Pool decks get extra attention to texture. We test the wet slip resistance before sign-off, because a pool deck that is slick when wet is a lawsuit waiting to happen.
We also coat the vertical faces: step risers, curb faces, and pool coping edges. Water attacks edges first, so they get the same system as the flat work.
Every outdoor job includes a written cure schedule. You will know exactly when the surface takes foot traffic, furniture, and vehicles.
